Why we started Geelong Floor Sanders
It started with a floor in our own home. It had cracking and needed repairs, and we wanted to know our options for getting it repaired and finished properly. So we did what most people do: researched it, then started contacting local flooring contractors.
We contacted more than ten. Very few got back to us.
That's the problem we set out to fix. There are good flooring tradespeople out there, but when you're the one trying to get a quote, it can feel like shouting into the void. Geelong Floor Sanders exists to connect homeowners and businesses in Geelong, the Bellarine Peninsula and the Surf Coast with a local floor sander who actually picks up the phone, replies to your enquiry and turns up when they say they will.
We're an enquiry service, not a flooring contractor, and we don't do the work ourselves. With your consent, we pass your enquiry to one independent local floor sander once one is appointed.
How we choose who we work with
We don't just list every contractor we can find. Before we work with someone, we check:
- How quickly they respond. We send test enquiries ourselves and see who replies, and how fast.
- Whether they follow through. Do quotes go out when promised? Do they turn up on time and do the job they said they would?
- What their previous customers say. We read public feedback on independent websites and check that real clients back up the claims.
- Whether they're an established business. For example, whether they're registered and trading, and already invest in finding and serving local customers.
We keep working with contractors who reply quickly and do what they say. If that stops, we stop sending them work.
What happens when you get in touch
- Send an enquiry or call. Tell us about your floor: where it is, what's on it now and what you'd like done. Use the form or phone 0480 840 308.
- We review it. Your enquiry comes to us first, so we can check the job details and that your suburb is covered.
- We pass it to our partner, with your consent. Once a partner is appointed, we share your enquiry with that one independent local floor sander so they can contact you to arrange a quote.
- You deal with the contractor directly. The quote, price, timing and work are agreed between you and the contractor, and you're never obliged to go ahead.
Our promise (and what we won't promise)
We won't make promises we can't keep. Timber floors depend on the boards, the house and how the floor has been treated over the years, and sometimes things don't go to plan. We won't promise a price, start date or result on a contractor's behalf.
What we will do:
- Tell you plainly that we're an enquiry service and not the business doing the work
- Work only with contractors who reply quickly and do what they say, and stop working with anyone who doesn't
- Share your enquiry only with your consent, with one partner, and never sell your details
- Show typical prices with their sources so you can budget
If something isn't right with the service, email us at hello@geelongfloorsanders.com.au and we'll look into it.
Before you choose a finish: what every homeowner should know
The right finish depends on more than looks. Before you decide between a clear coat, hardwax oil, a stain or lime wash, think about:
- Your existing floor. The type of timber, its condition, any gaps or damaged boards, and what's on it now. Engineered boards can only be sanded if the wear layer is thick enough.
- Where the floor is. A kitchen, hallway, bedroom and rental all need different things.
- How much traffic it gets. Busy areas, kids and pets need a tougher, harder-wearing finish.
- Cleaning and upkeep. Some finishes need more maintenance than others. Hardwax oil, for example, needs topping up more often than polyurethane.
- Your home. The colour and sheen should suit the space and how you live in it.
A good floor sander will talk you through these on site. Mention them in your enquiry and you'll get a more useful quote. Our floor polishing guide compares the main finishes, and our prices page shows typical costs.
